We are seeking a Land Acquisition Director to join our team and play a key role in identifying, acquiring, and developing land for our Build-to-Rent communities throughout the Southeast Region of the United States. The ideal candidate will have a strong background in real estate, land acquisition, and development, with a passion for identifying, underwriting, acquiring, and developing innovative and successful new communities. The role will focus primarily on deal sourcing, contract negotiation, financial analysis, market research, and due diligence in connection with the evaluation of land acquisition opportunities. This position offers an exciting opportunity to contribute to the growth and success of our company in a dynamic and fast-paced environment. Reporting to BrightSky’s Southeast President, the position will cover Georgia, Tennessee and the Carolinas. Candidates may work in BrightSky’s Charlotte office or remotely if Atlanta or Nashville based, with the following key responsibilities: Model complex cash flows in the preparation of financial models, pro forma analyses, and investment memos to evaluate the financial viability of new land acquisition opportunities. Manage the due diligence process for land acquisition opportunities, including coordinating site visits, reviewing property documents, facilitating feasibility studies with local consultants, and collaborating with internal team members in the preparation of development budgets and schedules. Research and analyze various aspects of potential investments, including market comps, site and vertical development costs, operating costs, property taxes, demographics, and market trends. Prepare and present investment memoranda regarding new land acquisition and development opportunities to Investment Committee, senior management, and other stakeholders. Identify new land opportunities for Build-to-Rent projects through market research, networking, and collaboration with brokers and landowners. Negotiate letters of intent and Purchase and Sale Agreements for new land acquisition opportunities. Collaborate with internal teams, including development, construction, and legal, to ensure successful land transactions and project development outcomes. Build and maintain strong relationships with landowners, brokers, and other industry professionals. Manage pipeline trackers and report updates to the senior management team. Candidates for this position must have the following experience/skills: Bachelor’s degree in real estate, Business or related field. Master's degree is a plus. Four or more years of experience in for-sale or multi-family residential real estate, land acquisition, financial analysis, and/or development. Proficiency in real estate finance, market analysis, and deal structuring. Excellent negotiation, communication, and project management skills. Ability to work independently and as part of a team in a fast-paced environment. Knowledge of zoning, land use regulations, and land development permitting processes. Expertise in Microsoft Excel with a strong working knowledge of other Office Suite apps and real estate software. Demonstrate a passion for real estate development and a desire to contribute to the growth and success of a dynamic company. Candidates must also have the following qualities: Excellent analytical skills; Highly organized and detail oriented; ability to multi-task and meet deadlines with a very high quality of work; Ability to work independently, take initiative and assume additional responsibilities as required; Strong interpersonal skills and work ethic with the ability to build good relationships, both internally and externally; High level of personal and professional integrity.
