Job Title: Senior Project Manager – Construction Monitoring (Remote, Southeast US)
Job Description
This role leads construction monitoring and property condition assessment assignments for a wide range of large-scale projects, providing professional oversight, detailed reporting, and funding recommendations to construction lending and real estate finance institutions. The Senior Project Manager conducts site inspections, evaluates construction quality and progress, analyzes budgets and schedules, and prepares comprehensive technical reports, while serving as a key client-facing consultant and collaborating closely with a multidisciplinary team.
Responsibilities
Conduct regular project site inspections to observe active construction activities, discuss project details with on-site stakeholders, and review contractor payment applications to verify that billing aligns with work in place. Monitor construction projects for quality, compliance with plans and specifications, adherence to schedule, and accuracy of requisition draw requests. Evaluate construction status and progress by discipline, documenting observations with photographs and written narratives. Assess conformance to construction drawings, overall workmanship quality, and adherence to building codes and permit requirements. Perform Property Condition Assessment (PCA) assignments by evaluating existing properties and reporting on their physical condition and observed deficiencies. Request, review, and track construction documentation, including inspection reports, test reports, certifications, and related project records. Monitor building permits and expiration dates, maintain permit logs, and ensure that required permits and approvals remain current. Review Architects’ Certificates for Payment and construction-related certifications to confirm alignment with work completed. Identify significant deficiencies, quality issues, or non-compliance items and communicate them clearly to project teams and clients, providing recommendations for corrective action. Track quality control measures, provide opinions on their adequacy and acceptability, and follow up on corrective actions until resolution. Review developer draw requests and ensure they comply with building loan agreement templates and lender requirements. Monitor project budgets, including hard and soft costs, reallocations, contingencies, and remaining funds, and provide funding recommendations based on observed progress and risks. Analyze contractor payment applications, assess the reasonableness of costs and quantities, and provide informed recommendations on funding approvals. Perform cursory reviews of change orders, evaluating scope, cost reasonableness, and schedule impacts, and summarize findings for stakeholders. Review subcontracts, buyout logs, and subcontractor bonding requirements, and monitor lien waivers and subcontractor payment tracking. Conduct budget and schedule analysis to assess the adequacy of remaining funds, evaluate construction schedules, observe construction progress and critical path items, and provide opinions on likely completion dates. Prepare and deliver comprehensive Construction Monitoring Reports that summarize site observations, documents reviewed, draw details, and professional opinions, meeting strict reporting deadlines (typically within 5–10 business days of site inspections). Track and report on critical project issues from identification through resolution, ensuring stakeholders remain informed of risks and progress. Manage project closeout processes, including review of final completion documentation, closeout reports, and verification of completion conditions. Participate in and help produce Plan and Cost Review reports and other technical deliverables in support of construction lending and investment decisions. Interface directly with clients as a primary point of contact, conduct regular communication to discuss project status, findings, and recommendations, and respond promptly to client inquiries. Collaborate with a multidisciplinary team of professionals on each assignment, sharing insights, coordinating field and desk work, and contributing to a cohesive team approach. Develop, organize, and facilitate continuing education and training programs related to construction monitoring, plan and cost review, and property condition assessments. Provide constructive feedback to colleagues and project stakeholders in a positive, respectful manner that supports collaboration and continuous improvement. Work through difficult conversations with clients and project teams, helping all parties align on an appropriate course of action and leave discussions feeling motivated and informed. Balance fieldwork and desk work by conducting approximately 1–2 site visits per day during the first half of each month and focusing on documentation review, analysis, and report generation during the latter half. Travel regularly throughout the Southeast region, including Florida, the Carolinas, New Orleans, and the Caribbean, to service multiple projects, typically monitoring 10–12 projects per month. Use Microsoft Office tools to prepare reports, track project data, manage logs, and support analysis and communication. Support future expansion into additional service offerings, including Plan and Cost Reports and enhanced Property Condition Assessment services. Essential Skills Strong knowledge of construction processes, methods, and materials, with the ability to evaluate workmanship and construction practices in the field. Proven experience with construction contracts, requisition draw requests, and payment applications, including review and verification of billing against work performed. Proficiency in construction scheduling and budget analysis, including understanding of critical path, sequencing, and funding adequacy. Ability to read and interpret construction drawings, specifications, and related technical documents. Understanding of building codes, permit processes, and regulatory requirements relevant to construction projects. Working knowledge of plans and specifications, contingencies, contracts, budgets, change orders, lien waivers, and construction schedules. Excellent written and verbal communication skills, including the ability to prepare clear, concise, and technically accurate reports. Strong analytical and problem-solving abilities, with a focus on risk identification, mitigation, and practical recommendations. Expert multi-tasking skills and the ability to handle multiple projects simultaneously under strict deadlines. Ability to work independently with minimal supervision while also collaborating effectively with team members. Proficiency in Microsoft Office Suite, including strong working knowledge of Microsoft Word and Microsoft Excel. Experience in the production of Plan and Cost Review, Construction Monitoring, and Property Condition Assessment reports. Ability to positively relate to colleagues and project stakeholders and to present constructive feedback in a non-offensive manner. Ability to develop, organize, and facilitate training and continuing education programs related to construction and monitoring practices. Bachelor’s degree in Construction Management, an engineering discipline, Architecture, construction technology, or a related field. Minimum 5 years of construction project management or construction monitoring experience for project manager-level work. Minimum 10 years of construction field work experience for Senior-level responsibilities and leadership in construction monitoring and PCA assignments. Experience in construction lending or real estate finance, including familiarity with lender requirements and building loan agreements. Previous client-facing consulting experience, demonstrating comfort in presenting findings and recommendations to external stakeholders. Valid driver’s license and the ability to travel regularly by car and, when needed, by air to various project locations. Ability and willingness to traverse ladders or scaffolding, walk open areas or multiple flights of stairs, and ride personnel and material hoists during site visits. Personable demeanor, strong interpersonal skills, and the ability to function as a team player. Strong work ethic and the ability to maintain professionalism and composure in challenging project situations. Additional Skills & Qualifications Professional Engineer (PE) license, Registered Architect (RA) license, or Project Management Professional (PMP) certification is highly preferred. Professional license as a Registered Architect (RA) or Professional Engineer (PE), or a bachelor’s degree in architecture, engineering, or construction technology. Experience with construction quality control and inspection procedures, including documentation of findings and follow-up on corrective actions. Experience using tools such as AutoCAD to review plans and support technical evaluations. Background in project management, construction management, and project coordination across multiple asset types. Demonstrated ability to issue comprehensive Construction Monitoring Reports within defined timeframes, typically 5–10 business days after site inspections. Experience reviewing developer draw requests, building loan agreement templates, and related financial documentation. Experience monitoring subcontracts, buyout logs, subcontractor bonding requirements, and lien waivers. Ability to track and report on critical project issues through resolution and manage project closeout processes. Capability to maintain a good and appropriate sense of humor to help navigate project challenges and keep team morale high. Ability to work through difficult conversations with clients and project teams while maintaining trust and alignment on next steps. Comfort working across a full spectrum of industries and asset types, acting as a versatile “jack of all trades” within construction monitoring. Experience participating in or leading multidisciplinary teams on complex construction or real estate projects.
Work Environment
This position is primarily remote with extensive travel throughout the Southeast region, including South Florida (Tampa, Fort Lauderdale, and broader Southeast Florida), the Carolinas, New Orleans, and the Caribbean. The typical schedule follows a Monday through Friday, 8:00 a.m. to 5:00 p.m. structure, though travel and project demands may occasionally require flexibility. The role combines field and office work: during the first two weeks of a typical month, the Senior Project Manager conducts approximately one to two site visits per day, and during the last two weeks, the focus shifts more heavily to desk-based tasks such as documentation review, analysis, and report generation. The position involves regular driving and flying to construction sites, with mileage and travel expenses reimbursed in accordance with established travel and expense policies. Work occurs on active construction sites and existing buildings, requiring the ability to walk open areas, climb ladders or scaffolding, navigate multiple flights of stairs, and ride personnel and material hoists while maintaining appropriate safety practices. Projects span a full spectrum of asset types and industries, offering exposure to diverse building types and construction methods. The work environment emphasizes collaboration, professionalism, and a supportive culture where strong communication, teamwork, and a positive attitude are valued. Technology tools include Microsoft Office Suite for documentation and analysis, and common design and construction platforms such as AutoCAD for reviewing plans and specifications.
