Floating Assistant Property Manager / Trainer

Van Metre has a Floating Assistant Property Manager / Trainer position available, joining our Corporate Senior Team to support our property management portfolio. The Floating Assistant Property Manager / Trainer supports both property operations and employee development across the portfolio. This position delivers training programs, leads onboarding initiatives, and serves as a hands-on operational resource for communities in need. Under the direction of the Director of Training and Development and Regional Leadership, this role ensures on-site teams are fully equipped to meet performance expectations through effective training, coaching, and operational support. The Floating APM/Trainer will travel to multiple properties, assist with day-to-day operations, fill on-site staffing gaps, and reinforce company standards, policies, and best practices.
Responsibilities
- Facilitate onboarding training for new hires, including structured sessions during the initial onboarding period
- Train on-site teams on job responsibilities, company policies, systems, and customer service expectations
- Assist in the development and delivery of training materials, including manuals, job aids, presentations, and e-learning content
- Partner with Training and Leadership teams to identify skill gaps and recommend training solutions
- Support ongoing learning initiatives by reinforcing training on-site through coaching and observation
- Evaluate training effectiveness and provide feedback for continuous program improvement
- Maintain training records and assist with tracking completion through LMS systems
- Serve as a resource for employees needing guidance on procedures, systems, and service standards
- Assist with day-to-day property operations in the absence of or in partnership with the Property Manager
- Assist with leasing activities including prospect follow-up, touring, application processing, and closing
- Deliver exceptional customer service to prospective and current residents, ensuring a positive experience
- Manage resident accounts including rent collection, payment processing, notices, and delinquency follow-up
- Assist with evictions, court filings, and final account dispositions in accordance with company policy
- Monitor service requests and collaborate with maintenance teams to ensure timely resolution
- Conduct community inspections and apartment walk-throughs to maintain property standards
- Prepare reports, audits, and administrative documentation as needed
- Travel to assigned properties to provide operational support during staffing shortages, transitions, or high-volume periods
- Assist with new acquisitions and property transitions, including onboarding teams and implementing systems
- Reinforce company standards, policies, and procedures across all communities
- Coach and guide on-site team members to improve performance and consistency
- Collaborate with Property Managers and Regional Leaders to address operational challenges and opportunities
- Assist with training and mentoring leasing and on-site staff across the portfolio
- Support team development through hands-on coaching, feedback, and performance reinforcement
- Model leadership behaviors aligned with company values and culture
- Help ensure teams are aligned with company expectations for service, sales, and operations
Requirements
- 3-5+ years of experience in multifamily property management, leasing, or assistant property management
- Prior Assistant Property Manager or similar experience preferred
- Experience in employee training, onboarding, facilitation, or coaching strongly preferred
- Working knowledge of property management operations, including leasing, accounts receivable, and resident relations
- Strong presentation and facilitation skills with the ability to engage diverse audiences
- Excellent written and verbal communication skills across all levels of the organization
- Ability to travel regularly throughout North Carolina properties, with occasional travel to South Carolina and the DC, Maryland, and Virginia portfolio as needed
- Ability to travel on short notice, including out-of-state and overnight travel as needed
- Ability to work weekends as needed
- Proficiency in property management software such as Yardi preferred
- Bilingual (Spanish/English) a plus
